Indenture of lease, by William Westbury, Provost, and the College of Eton to John Cokkes, perpetual vicar of Astall, co. Oxford, of the site of his rectory of Astall enclosed by walls, with tythes of sheaves and hay issuing from the townships of Asthall and Tigh in the parish of Asthall above the tythable portion of sheaves and hay from the demesne lands and meadows of old assigned to the vicar and his predecessors, with mortuaries, with that moveable rent of 1 quarter 4 bushels of corn a year from the tenants of Asthall in whatever term is be levied, and with the tythe of the mill there and of the woods pertaining to the rectory; excepting the advowson of the vicarage, with pensions and portions and that rent of 12d paid a year with the said rent of corn, which are reserved to the lessors. From Michaelmas next for 10 years, if he shall be vicar for that time. Rent 100s viz. at Christmas and at Easter after the receipt of the tythe sheaves and hay, in equal portions; with the proviso that from his last payment each year he may withold in his hands 20s which the lessors have granted him by reason of the slenderness of his benefice. If the rent is a month in arrears the lessors may re-enter and take possession of the property.
