London: Letter concerning the College estate

John Young, Half Moon Street, to [the College] fully describing the College estates in his parish of which the present lessee is Mr Cope, a sugar baker in Little Distaff Lane near Old Fish Street. "If this estate is let on a 40 years lease, as most houses belonging to the church are, there is another thing I will take the liberty to suggest to you. The common Fine taken by churches is a year's rent, when fourteen are lapsed; & upon their leases of 21 years, a year & quarter when seven are lapsed. Whereas I am informed that the true calculation is this, that if you take a year & a quarter upon your 21 years lease, you ought to take a year and a half upon your 40 years leases; & that they are so sensible of this at Christ Church, Windsor, Bristol & all the Churches in the north, that they have raised their fines on their 40 years leases from a year to a year and a quarter. If this is new to you, I think it is worth enquiring after. You will excuse my hinting these things to you. I am too young in these affairs to pretend to advice so able a Provost and so experienced a Bursar as Dr Cook."
