Counterpart of Indenture of lease, by the Provost and College of Eton, upon the surrender of their former lease to the Rev. Thomas Baker, D.D. of Loventor in the parish of Berry Pomry, Co. Devon, and Ambrose Andrew Rhodes, of Bellair, Esquire, of the Priory, rectory and parsonage of Modbury, and the Manors of Modbury, Upton and Penquit, and a tenement in Notter, Co. Cornwall, and eight closes (named) in Modbury, parcels of the manor of Upton and a cottage sometime held by Michael Mallett, and a tenement or cottage with three closes(named), and a parcel of land called the Wood, late held by the said Mallett; excepting the advowson of the vicarage of Modbury and all great timber, To hold for twenty years, for a yearly rent of 46li : 8s : 10d and twenty three quarters, two bushels of wheat and sixty two quarters of malt or their money equivalent at the current rate of the Windsor marker, and 6li : 9s : 6d which is a recent increase of rent, and ten pounds for the perquisites of courts and other casualties. And license as before.

(1) 20.mm. Armorial: argent on a saltire engrailed sab. five escallops, on chief sa. a lion passant.
(2) 15.mm. Armorial: sable, on a saltire, between four crosses crosslet, a pellet.
