The Chalcots estate was part of the property of the Hospital of St James reserved to Eton College when the exchange of 1531 with the Crown took place.

By an Act of Parliament of 1826, the Provost and College were enabled to grant building leases of lands in the parishes of Hampstead and Marylebone. The proposal was to let the land on 99 year leases, subject to building covenants, for the erection of substantial and respectable private houses and offices.
